Yes, the design comes first and it is done with our architecture partner. Plans, dimensions, and selections are resolved on paper before permits are filed, so the build follows an approved design rather than improvising around one.

Permitted and structural scopes are delivered through qualified trade partners on every project. The proposal identifies who prepares the drawings, who files for the permit, who performs the structural work, and which inspections close out each phase.

Bedroom additions, sunrooms, and garage additions or conversions are our typical scopes. Each one is evaluated against zoning setbacks, the existing structure, and how the new space connects to the current floor plan before we propose anything.

Against the approved design and the actual site: foundation or slab work, framing, roofing tie-in, windows and doors, electrical, plumbing where applicable, finishes, and permit fees. We do not publish package prices because soil, access, and tie-in conditions change every number that matters.
